Who we are & what we do

The section consists of professionally qualified Building Control Surveyors and administrative support staff, who undertake the Council's statutory function under the Building Act 1984 and the Building Regulations 2000.

l Building Control is the procedure, which ensures that building work is carried out to approved standards, and that safe and healthy conditions are provided for users of buildings.

l It is also concerned with energy conservation and access for disabled people.

l Most new buildings will need to meet the requirements of the Building Regulations.

Our main objective is to ensure that all newly erected, extended and altered buildings within the boundaries of Carmarthenshire County Council, are constructed to a standard that protects people's health, safety, welfare and convenience. We achieve this by ensuring that all building works meet the requirements of the building regulations, which set out minimum standards for all building works.

l The regulations cover structural stability, fire precautions, means of escape, damp-proofing, sound insulation, ventilation, drainage, energy conversation and access and facilities for disabled people.

l We receive approximately 1,500 building regulations applications and carry out 11,000 site inspections per year. The projects range from internal alterations to dwellings to multi-million pound commercial developments.
