For many years Carmarthenshire County Council has been investing in information technology related to the Local Land Charges Service. We have considerably improved our service for the benefit of our clients and are continuing in that process. The computer system operated by the Authority is SearchNET, which is a fully electronic network Local Land Charge and Enquiry service installed by MVM Consultants plc.
The system allows a conveyancer to create an Enquiry from a desktop computer in their own office, which is then sent to the Local Land Charges office via the NLIS (National Land Information Service) hub electonically for validation and completion. The completed search is then forwarded electronically to the conveyancer.
The three main benefits are:
1. The reduction in paper work.
2. As there is no need to send payment with the enquiry there are no fee errors as the correct fee is automatically collected by direct debit.
3. Search replies are electronically posted to clients saving time even aginst DX .
As a busy Local Land Charges Unit we feel this service will not only speed up the Enquiry but helps us work with the client for a more efficient service. This system is currently operational in Carmarthenshire and is used by a number of Solicitors throughout the County.
